Most of us don't consider looking up at our roof until something is going wrong. When something goes wrong, we will notice leaking, mold, mildew, and a range of other issues. Gutter

An overflowing gutter can be one of the most prominent signs that you need a roof replacement. If the gutters are filled with sand, or there are small pieces of the shingle lying there, it can indicate that the shingles are deteriorating. It isn't uncommon for a few bits of sand to be in there from time to time, but anything more than a few grains could be a warning sign.

Hot weather, icy weather, and constant exposure to moisture weaken the shingle over time. The protective coating should be repaired on a regular basis.

Attic leaks

If you find water inside the property anywhere, one of the first places that you should check is the attic. And attic leaks are a sure sign that you will need to have your attic inspected. It might not be as obvious as big drips of water; instead, you could be looking for dark brown streaks running down the wall or bubbling or blistering on paintwork.

These types of leaks are usually from poorly-installed roofing, broken seals, or missing tiles.

Age

Do you know how old your roof is? The age of your roof will determine the materials it was made with and how long it will last. It will also dictate how it should be looked after, but you won't know any of those things until there is an inspection - or you find the details in the surveyor report when you purchased the house.

If you have lived in your house for over 15 years and have never had a roof inspection, then it is a good idea to book one.

Materials

Older roof materials were not designed with today's technology and weren't built for the modern weather conditions that our houses are going through. Torrential rains pouring for days or weeks, intense heat waves, and cold snaps can wreak havoc on many roofing materials.

Moss

We often have a romantic view of things like vines and moss growing on a property, but the truth is, while it might look pretty, they can both damage severely. Vines and moss can root into the tiny gaps between the tiles, forcing them apart as they grow.
