If the gutters are filled with sand, or there are small pieces of the shingle lying there, it can indicate that the shingles are deteriorating. It isn't uncommon for a few bits of sand to be in there from time to time, but anything more than a few grains could be a warning sign.

Hot weather, icy weather, and constant exposure to moisture weaken the shingle over time. The protective coating should be repaired on a regular basis.

Attic leaks

If you find water inside the property anywhere, one of the first places that you should check is the attic. And attic leaks are a sure sign that you will need to have your attic inspected. It might not be as obvious as big drips of water; instead, you could be looking for dark brown streaks running down the wall or bubbling or blistering on paintwork.

Age
