Photographs are an essential ingredient when advertising a property. Whether it’s an online listing or a window ad, the photos are the first thing that potential buyers are going to notice, and they are likely to have a significant impact on whether you get viewings.
  

You can’t just provide any old photo - your pictures need to be high quality and they need to be detailed in order to draw in buyers and win over their trust. If you’re working with a realtor, they will usually be able to arrange these photos for you. If you’re selling privately, you’ll need to supply these pictures. To help you take the best photos, here are just a few tips that are certain to make your property shine.

Declutter and depersonalize

Decluttering is essential for making your property look more presentable. You’re going to have to sort through your possessions while packing, so you may as well start early, and get rid of all the stuff that you don’t want to take to your new home. 

Depersonalizing meanwhile involves removing or hiding any personal items like family photos, certificates, souvenirs and heirlooms. Removing these items from your photos can make it easier for buyers to imagine themselves living in your home.

Get the lighting right

Well-lit photos will help your home to look more inviting. However, you don’t want them to be too bright - planning your photoshoot carefully can allow you to time photos so that the sun isn’t in the background. The morning is the best time for east-facing properties, while the evening is the best time for west-facing properties.

Meanwhile, turning on interior lights in rooms is also recommended, as it can help brighten up rooms. If any lightbulbs need replacing, get this sorted before you start taking photos.

Use a wide angled lens

A wide angled lens can capture a wider field of view in a room. This can help you to capture more details in a single photo, while also helping to make small rooms look bigger.

Just be wary of going ultra-ultra wide as this can cause distortion that could make your photos less appealing.

Keep the camera level

Ideally, you want photos of each room taken from the same height to provide consistency. They also need to be level - you don’t want your home to look like a crooked house.

The simple solution for this: use a tripod. This allows you to find a consistent height and helps to steady each shot. 

Hire a professional

Don’t have much experience with photography? It’s recommended that you hire a real estate photographer. They will be able to get the lighting, lens, height and angles all just right.

When choosing a photographer, look at reviews and visit their website to see examples of photos they’ve taken before. Make sure to hire a photographer with experience in real estate, as it’s a type of photography that has its own tricks and rules.

Take plenty of shots

It’s a good idea to take loads of shots from loads of different angles. At least 100 photos! No, you don’t have to use them all in your listing (that might be a bit overwhelming), but it does give you the choice to compare different photos and pick out the best ones.

Try to include a mix of exterior and interior shots in your adverts. Your interior shots should include all the main rooms such as the living room, kitchen, bathrooms and bedrooms.

Draw attention to USPs

What is the USP (unique selling proposition) of your property? This is the aspect that makes it stand out from the crowd. It could be a historic large fireplace, a balcony, marble countertops or a converted attic with a skylight. 

Whatever the case, make sure that you photograph this distinctive feature and place it near the beginning of your photo slideshow to hook people immediately.

Experiment with creative photos

While this isn’t the time for artsy photos, you may want to consider a few creative photography options for showing more of your property or making your photos feel more immersive.

For example, 360 degree photos allow viewers to rotate photos as if looking around a room - this involves taking lots of different photos from a single point that are then connected together to give the impression of turning around. 

Drone photography is also an option for creating eye-catching aerial photos. These are recommended for large estates, as they can help show off the scale of the property. You can also use drones to take unique photos of balconies or roof terraces.
